I'M CURRENTLY LIVING OUT-OF-STATE (OR OUTSIDE LOS ANGELES), DO I HAVE A SHOT AT RENTING ONE OF YOUR PLACES?

Yes, we have rented to many people from out of town. However, our places typically aren't on the market for very long. So it helps to have a local contact or friend view the property for you in person to make sure it's going to be the right fit. Bottom line, we're just looking for good people in or out of a state.

DO YOUR PROPERTIES COME WITH PARKING?

Yes, each of the units comes with either their own garage or off-street parking space. In addition, both properties have a plenty of street parking for your guests.

ARE YOUR PROPERTIES CONSIDERED RENT-CONTROLLED?

Yes. Both buildings were built prior to 1979 and fall under the Rent Stabilization Ordinance (RSO). The City of Los Angeles has the RSO to protect tenants from excessive rent increases.

Do you accept pets?

Yes, but only one small, well-behaved dog (under 35 lbs.). People who take care of their pets make good tenants and neighbors in our properties. Additional security deposit required.

Dog 411: The following specific breeds of dogs (or dogs mixed with these breeds) and other animals are not permitted: Pit Bulls (aka American Staffordshire Terriers, Staffordshire Bull Terriers, or American Bull Terriers), Bull Terriers, Bull Mastiffs, German Shepherds, Huskies, Malamutes, Doberman Pinschers, Rottweilers, Chow Chows, and Rhodesian Ridgebacks. Dogs must be contained in an area so as not to interfere with any maintenance service which has been requested.

Other animals not permitted include: cats (sorry), birds of any kind, chinchillas, ferrets, fish (in tanks 20 gallons or more), iguanas, monkeys, pot-bellied pigs, rabbits, raccoons, rodents of any kind, skunks, snakes or reptiles of any kind, tarantulas, scorpions or spiders of any kind, weasels, or any other wild animal not listed. 

How do I APPLY TO RENT ONE OF YOUR UNITS?

More Details:

• One year minimum lease.

• Security deposit is $5,000 + additional $500 for approved pet. A full month's rent plus the full deposit due at lease signing.

• You should have proof of yearly household income totaling 40x the monthly rent and good credit. Example, a yearly household income of $160,000 could afford rent of up to $4,000/month ($160,000/40 = $4,000). Of course there are always exceptions to this rule, but it’s a good baseline for calculating what you can afford.

• If we ever get to a rental application stage, the more detailed info you provide the better. Pay stubs, direct deposit receipts, checking/savings account balance, any outstanding debt/loans/car payments, etc. You can run your credit for free if you haven’t done it in the last 12 months at Annual Credit Report. The other thing you should have are previous landlord references as well as personal references (outside of family). Whether you rent from us or someone else in Los Angeles, having this info ahead of time will help you fast track on an opening.

• No smoking indoors or outdoors.

WHAT UTILITIES AND SERVICES ARE INCLUDED WITH THE PRICE OF RENT?

We cover water, sewer, and gardener. You pay all remaining utilities.

I TRAVEL A LOT FOR WORK, IS SUB-LEASING ALLOWED?

NO sub-leasing or home swapping EVER. This language will be written into every lease. This means absolutely no listing/renting/swapping of any units on platforms such as AirBnb, Vrbo, HomeAway, RentHop, Flipkey, Sublet, Zumper, Facebook, HomeExchange, etc.
